Helped administer rental surveys across San Luis Obispo County and Santa Barbara County. For each county, I calculated 40th percentile rents to support fair market rent estimates, then contributed to a report submitted to HUD requesting increases or inflation adjustments for Section 8 housing fair market rents.
Developed municipality-level demographic and economic forecasts for cities such as Simi Valley, Thousand Oaks, and Camarillo, where annual ACS estimates are limited or unavailable. I combined five-year ACS data for smaller municipalities with forecasted trends from larger regional geographies to produce more current local estimates for city planning and policy analysis.
Prepared local housing conditions data and served as a discussant for a public housing affordability panel that was open for public comment. Drawing on Zillow and ACS data, I estimated current median rents, regional income differences, and the local cost of owning. I used these measures to evaluate affordability across income levels and estimate how many homes households could afford in the area each year.
